We're back.


Ladies and Gentlemen, we are back and ever so happy to be.

Exciting things are happening at CDINDULUTH and our sister website The Development Tracker | Minneapolis. We'll have updates regarding both our websites for you soon.

But first, let's recap on the developments within Duluth over the past month and a half.


It was announced that Jimmy John's will open their third Duluth location this Fall at the Miller Hill Mall. Construction began on a renovation of the space earlier this month.

The new 1,800 square foot location will be within the "streetscape" portion of the mall in part of the space that formerly housed Coldwater Creek (which closed this past year due to a company wide bankruptcy). The other portion of the space was filled this past Spring when Men's Warehouse relocated their Burning Tree Plaza store to the mall.

Jimmy John's first Twin Ports location opened in Superior nearly a decade ago. The company added another location at the Plaza Shopping Center in East Duluth a few years later. That location relocated across the street last year in order to make way for a new CVS Pharmacy. Last year a third area location opened at the Shops at BlueStone on Woodland Avenue.

Love the perfect grilled cheese? You may want to grab a tissue for this one.

A local favorite will be expanding with a new Downtown location come fall. Toasty's currently has a location at 1032 East Ninth Street that has been open for about a year. Needless to say the location has done extremely well, so well that the owners are already planning another one.

The new location will be located at 220 W. Superior St. The space has previously been home to a number of restaurants most recently Farley's Grill. The new larger space will allow the restaurant to expand their menu past grilled cheeses to include other items such as pasta salads and foods that are prepared to go.


 
 

Ikonics Corporation recently broke ground on their new 27,300 square foot expansion to their current 37,000 square foot manufacturing space in the Duluth Atlas Industrial Park off Commonwealth Avenue. The entire expansion will cost around $4.3 million dollars. 

The new space will allow for the installation of five new robots used to create different aerospace products and will result in the creation of an additional 30-40 jobs for the facility and is scheduled to be completed in Spring 2016.


 
 

Rue21 opened their new store at the Miller Hill Mall on July 23rd. It is the second store in Northern Minnesota for the company (there is another location in Bemidji). The Duluth location features clothing and accessories for both teen girls and guys. Currently there are 20 other locations within the state of Minnesota.


 
 

A coffee shop and eatery that is unlike any other in the area recently opened in Hermantown. Pelican Coffee opened at the beginning of August at the corner of Miller Trunk Highway and Lavaque Road. The space formerly housed a Republic Bank branch.

What is unique about the shop is that 50% of the profits will be donated to the community of Hermantown and the regions and areas in which the coffee beans that the business uses are harvested from.

Matt and Gina Pfingsten are behind the operation. The business will partner with a local organization called Praying Pelican Missions that Matt founded in 2003. His organization develops church and communication partnerships around the world.


NOW OPEN: Jimmy John's

Jimmy John's opened the doors to their newest, and also their third, Duluth location a few weeks ago at the Shops at BlueStone on Woodland Avenue.

The new location features the most current Jimmy John's prototype which had yet to debut within the Twin Ports market. Customers will notice a heavy use of graphics within the store whether it be on the walls or the tables. In fact those tables are fully branded with all the quirky sayings that Jimmy John's is known for.

While the new location is on the smaller side regarding size it doesn't feel that with way due to the immense ceiling height. There's also good reason for the smaller size as the Shops at BlueStone location has something the others don't; a drive thru. That's ride, no need to get out of the vehicle now in order to get your favorite sub and of course you still have the ability to tap into their freaky fast delivery.

Jimmy John's continues to be on the look out for additional Twin Ports locations including a location near the Miller Hill Mall.

Shops at BlueStone quickly fills up

The Shop at BlueStone's newest retail buildings are filling up and very quickly we might add. What is technically the third phase for the project features five retail spaces in two buildings, four of which have already been leased including two that already are occupied by operating retail businesses.

Jimmy John's opened their third Duluth location this past month within the new retail building that abuts next to the first phase of the Shops at BlueStone. In that building Members Cooperative Credit Union opened what is also their third Duluth location last month. The last tenant for the space, Pearl Nails & Spa, will open by May 1st. 

The second part of this next phase of retail development for BlueStone Commons will feature a building that will house a Pizza Hut and Wing Street location along with an additional tenant that has yet to be confirmed. Developer Mark Lambert is hoping for an asian restaurant of some sort to open within the space.

Work continues at the Shops at BlueStone. The building under construction will include a Pizza Hut | Wing Street location along with additional tenant.

Now what exactly could be that sought after asian tenant we are not sure. However we do believe that LeeAnn Chin currently is the most logical choice for the space as at the moment the company only has one Duluth location. That location is within the Miller Hill Mall and it is technically a rarity for the company as it is a food court location. There could be a multitude of other asian restaurants including local restaurants that might be looking to expand.

There is still an additional retail phase planned for the BlueStone Commons development that will likely include twice the amount of retail already present on site. The exact plans for that phase have yet to be solidified however original plans did include over 30,000 square feet of retail (the size of a Bed, Bath, and Beyond location).

Three retail spaces leased for the Shops at BlueStone Phase III

The first three of six planned businesses that will call the Shops at BlueStone Phase III have been released. The third phase for the retail portion of the BlueStone development is currently under construction and is expected to be completed in Spring 2015.

Following the overwhemingly successful first two phases of the Shops at Bluestone, which are 100% leased and thriving, the second phase will add about 40% more retail space to the site. The third phase of development consists of two retail buildings on the corner of Woodland Avenue and East Clover Street. The buildings together will house around 10,500 square feet of retail space.

So now onto the signed leases and what you started reading this post for. It was confirmed this past week that three retailers will officially call the third phase home. They will be... drumroll please...

Jimmy Johns, which will be the city of Duluth's third location, Pearl Nails and Spa, which will be owned an operated by the same owner as Diamond Nails on Central Entrance, and Members Cooperative Credit Union which currently has two other Duluth locations.

Three additional retail spaces are still available within the project. Currently there are said to be negotiations underway for each of those spaces with an announcement soon to come. Construction also will begin early next year on the second phase of housing for the BlueStone development called "BlueStone Flats." More information regarding that project will be at your finger tips soon.

Our Guesses

So what in the world could those three mystery tenants be? Who knows. But what retailers or restaurants could be on the list of contenders... there's some logical choices. Here's what we think could be some possibilities. 

There's been talk of Noodles and Company looking for a second Duluth location ever since their wildly successful first location opened last year in the Miller Hill Mall and let's be honest, who loves noodles more than college students? No one. 

Panera Bread also at one point stated that they had a potential location in the works for a spot near the college campuses along Woodland Avenue. This seems like the best spot possible for Panera Bread and there is still a considerable amount of space left which would be perfectly suitable to house a Panera Bread.

Potbelly Sandwich Shop would be another logical choice as they LOVE to go in developments near colleges. There have been a few sources stating that the company is looking to expand to the Duluth area, however no official plans regarding expansion have been made public.

Other various business types that we see filling the spaces would be a tanning shop of some sort or a shipping place along the lines of FedEx Office or The UPS Store.

To be honest though... the possibilities are endless. What we do know is that space within the Shops at BlueStone won't be available for long and that the third phase most likely will be 100% leased upon opening as was the first two phases. It seems as the BlueStone development continues to grow that the Shops at BlueStone continues to prove that it is one of the hottest, if not THE hottest, retail development spots within the Twin Ports.
